Interior warning signs
Water stains, bubbling paint, damp insulation, mould-like odours or moisture appearing after rain should be documented and reviewed.

- Whether the mark is growing
- Nearby lights or electrical fixtures
Exterior warning signs visible from the ground
Missing or lifted material, damaged edges, sagging, debris buildup, blocked drainage and deteriorated flashing may justify closer review.
Recurring repairs are a warning too
A roof that repeatedly leaks in different areas may have a broader condition than one isolated detail.
